The exact pricing below does not apply to your particular project. Pricing here could be half or double the pricing listed. We have added this information just to give you some kind of idea so you can at least plan your budget to some degree. The only way to get an exact cost of the work you are planning on having completed for you is for us to meet with you on the proposed job site to furnish you with a detailed estimate of costs.

At Professional Services we prefer to be very frank and up front with all our clients about the costs of their projects before we even get started. Simply put, it leads to a higher level of client understanding and satisfaction.

While every remodeling project is different, we can help you determine a general budget range for many common projects based on the hundreds similar remodeling projects we have completed for our clients in the past.

Keep in mind that there are several factors which impact the final cost of any project. Such as; quality of materials, site conditions, accessibility, age of your home, specific design tastes, finishes, updating existing systems, and most of all the level of professionalism, quality, and craftsmanship of the professional contracting firm you are considering hiring.

The cost ranges below should assist in helping you effectively plan your remodeling project. Please note that your particular project will vary and could cost more or less than the figures used below. These are average costs just to give you some kind of idea. Do not base your exact costs on the information stated below.

PRICING & COSTS FOR HIGHER END PROJECTS 

Co-Op, Condo Remodeling & Renovations, (Varies & complete detailed estimate is required).
Complete interior apartment renovation, interior doors, base moldings, wood flooring, painting, wallpaper, framing, gypsum, skim coating, complete kitchens, complete bathrooms, plumbing, electrical work, stone and tile, custom build outs, custom wood work, custom cabinets, complete interior work, all trades.

Town House, Villa Remodeling & Renovations, (Varies & complete detailed estimate is required).
Complete interior apartment renovation, interior doors, base moldings, wood flooring, painting, wallpaper, framing, gypsum, skim coating, complete kitchens, complete bathrooms, plumbing, electrical work, stone and tile, custom build outs, custom wood work, custom cabinets, complete interior work, all trades.

Basic Room Addition, Private House, (Varies & complete detailed estimate is required).   
Single room addition, crawl space foundation, minimal electrical, minimal structural work, no plumbing, average finishes, average number of windows, easy tie-in to existing home, tie into existing heating system.  (Generally – the larger and more open the spaces are the less per square foot.)

Multi-Room Addition, Private House, (Varies & complete detailed estimate is required).    
Multiple rooms, full concrete foundation, new mechanical systems, average to very nice finishes, bathroom, closets, tile, hardwood, cedar of fiber cement siding, average to somewhat difficult tie-in to existing home.  (Generally – the larger and more open the spaces are the less per square foot.)

Two-Story Addition, Private House, (Varies & complete detailed estimate is required).
Same criteria as above.  The simpler, the less expensive.  The more complex the more expensive.  Generally, adding another floor above the other is a little bit more cost effective because the space shares the same roof and foundation.  (this is not the same as adding a second story over an existing space) (SF = total finished area – count second floor SF if finished)

Basic Kitchen Upgrade, Private House or Apartment, $25,000 and up   
If the layout of your kitchen is essentially okay, you may only want to replace your cabinets, countertops, sink and flooring.  Add a fresh coat of paint to the walls and ceiling and maybe add new average appliances. Basically everything would stay in the same location.  This would include lower end stock cabinets (depending on the amount of cabinets) and custom plastic laminate tops.  Based on a small kitchen.

Minor Kitchen Remodel, Private House or Apartment, $45,000 and up
Your kitchen may be in need of a more extensive renovation involving relocating some of the appliances and sink.  Included in this would be a new layout design, updated electrical and lighting on existing circuitry, stock to semi-custom cabinets (depending on the amount of cabinets), existing wall and ceiling plaster or drywall would remain, custom plastic laminate tops, maybe new flooring and paint, maybe new average appliances.  Based on a small kitchen.

Major Kitchen Remodel, Private House or Apartment, $75,000 and up   
Your kitchen may be in need of a more extensive renovation involving a complete "gutting" where we would remove everything including the wall and ceiling finishes exposing the framing.  In addition to a new design, also included would be all new electrical, lighting and plumbing within the kitchen, new wall and ceiling finishes, tile or hardwood flooring, semi custom to custom cabinets and solid surface or stone tops. High-end appliances will most likely add to the cost.  Based on a medium size kitchen.

Simple Bathroom Upgrade, Private House or Apartment, $15,000 and up
Basically remove and replace certain contents of an average sized, three fixture bathroom including the, toilet, sink, faucet, vanity and pre-manufactured solid surface top, installing new tile flooring, paint walls and ceiling, vanity light and mirror or surface mounted medicine chest.  Everything to connect to existing plumbing in existing locations.  All of the wall and ceiling finishes would stay intact, meaning the tub and shower body shall remain, all wall tile shall remain, no demolition except for removal of floor, toilet, vanity, sink, faucet, light, and medicine chest.

Complete Bathroom Remodel, Private House or Apartment, $25,000 and up   
Basically gut an entire, average sized, three fixture bathroom and replace all contents including new tub/shower, toilet, sink, faucet, tub/shower valve, vanity and pre-manufactured solid surface top, installing new tile flooring and paint, new exhaust fan, vanity light and mirror.  Everything to connect to existing plumbing in existing locations.

Complete Bathroom Remodel (Higher-end), Private House or Apartment, $40,000 - $60,000 and up
Basically the same bathroom remodel as described above but with nicer finishes like ceramic tile surrounding the tub or shower, custom built shower area, glass shower enclosure, tile flooring, radiant heat in the floor, some new plumbing, completely new electrical and lighting system, maybe some tile on the walls outside the shower.

Master Bathroom Remodel, Private House or Apartment, $60,000 - $90,000 and up   
Typically master bathrooms may have two sinks and a separate shower.  Often times they also are larger with nicer finishes.  This type of remodel would be similar in scope to complete bathroom remodel with higher-end finishes and fixtures.

Simple Bathroom Addition, Private House, $35,000 and up   
Simple 5' x 7' bathroom addition, crawl space foundation, cedar or fiber cement siding, one small window, electric and plumbing to connect near addition in basement with easy access, easy tie-in to existing home, basic bathroom finishes and fixtures.

Upgraded Bathroom Addition, Private House, $40,000 and up   
Basically the same as above but larger at 10' x 12' with separate shower, whirlpool tub, two sinks, separate room for toilet, linen closet, custom vanity and tops, higher-end finishes and fixtures.

Finished Basements, Private House, (Varies & complete detailed estimate is required).   
Basements can provide some very nice living space relatively economically when compared to an addition or adding another level.  We can transform your basement into a just about any type of space you desire.  The three biggest concerns with basements are adequate headroom, moisture control and egress.  The more basic the space the less it will cost.  Likewise, the more amenities you add like an added bathroom, kitchenette/bar area, added windows and/or doors and more ornate trim details like coffered ceilings and wall panels, the more it will cost.

Finished Attics, Private House, (Varies & complete detailed estimate is required).   
Attics too can provide some very nice living space relatively economically when compared to an addition or adding another level.  We can transform your attic into a just about any type of space you desire.  Adding some skylights or dormers can really make the space feel larger.  The more straightforward spaces cost less than the more complicated ones do.  A simple space might include; insulation, electrical/lighting, extend HVAC, adding a skylight or two, drywall, carpeting, trim and painting.

Decks, Private House, $45 per SF and up for simple PT to $65 per SF and up for upgraded w/Composite   
There's nothing like having a great deck to enjoy relaxing and entertaining outside.  There are many materials to choose from.  Most decks are constructed using pressure treated yellow pine which holds up well against the moisture.  In full sun or for reduced maintenance you may want to consider choosing a composite like Trex.  Also you should consider changing the existing grade if it doesn’t drain properly.  Cost figures mentioned are based on adding a deck with footings and posts to 48" below grade, PT framing, single to two levels, spindled or cable railings all around, decking predrilled and screwed, properly flashed where attached to the house, lattice and stairs.

Wood Window Replacements, Private House, $950.00 per unit and up  
We can install very nice, custom sized, energy efficient, wood window replacements by Marvin, Andersen and Pella.  These windows can be installed within the existing frame without disturbing the interior or exterior trim.  They are a nice alternative to vinyl replacement windows in that they can come with aluminum clad exterior (in many colors), real wood interior that can be stained or painted to match your existing trim.

Vinyl Replacement Windows, Private House, $450 per unit and up   
Energy efficient vinyl replacement windows offer an affordable and low maintenance solution to replacing old windows when you don’t need the look of real, authentic wood windows.  Something to bear in mind is that most vinyl windows are stark white or light beige which can clash with some exteriors.

Entry Door Replacements, Private House, $1,800 to $3,400 and up  
Replacing your front door can dramatically improve both the look and value of your home - an independent study suggests as much as a 5% increase in perceived value with the right combination.  Single units are less than units including sidelights and ornate glazing options.  We install doors by Therma-Tru, Peachtree and other high quality manufacturers.

Patio Doors, Private House, $2,800 to $4,800 and up   
New patio doors operate incredibly smoothly compared to the older ones.   Most of our doors can have stainable or paintable wood interior with aluminum clad exteriors in a number of colors. We install doors by Andersen, Marvin and other high quality manufacturers.  We typically install our doors using a custom-flashing pan to ensure that they don’t leak at the sill.

Skylights & Roof Windows, Private House, $2,000 - $4,000 per unit and up
We install top quality skylights and roof windows by Velux and Andersen.  And, we guarantee they WILL NOT LEAK!  Costs are based on creating a new opening in your roof, installation, finishing and painting around the unit.  Creating a tunnel through the attic will cost more than if we are installing it in a sloped ceiling.  There are a number of other factors that impact the cost as well.

Porches, Private House, $130 to $180 per square foot and up   
Porches can be very detailed spaces requiring a great deal of time by skilled craftsman.  Costs are based on constructing a new “Classic-Style” porch with footings below frost line, posts and/or columns, floor framing and flooring/decking, spindled railings, lattice work, steps, beaded ceilings, lighting, roof framing, roofing, tie into existing house (rocking chair not included).

Garages, Private House, $65 to $95 per square foot and up   
Based on a basic detached garage with a new slab foundation, wood framed walls, truss roof system, basic siding and soffits, a few windows, one entry door, garage door with opener, electrical and lighting system to code.
